Individual Customersand Remodels


Custom home projects for individual clients include a one time free consultation for the project with the client either on the client’s property or potential property if within 100 miles of Atlanta office. Design work will be completed for $300 per floor and $300 per elevation.
Example: Two story house with one front elevation = $900.

Fees will include sufficient sketches to propose the scope of each project and convey design ideas as well as the finished product. The Design price will include up to two revisions.  Any additional edits will be done on a hourly basis.
Construction drawings will follow the format as described below.

Whether you need a new design or just a slight renovation, Residential Productions has the resources for you. We are an a-la-carte based business that caters our services to your needs. We can upgrade an elevation for you or redesign a kitchen; add a new room or be a full service design firm that will assist in picking the site all the way through to construction administration and finish selection.

We have a Certified Professional Building Designer as a specialist in residential design and a member of the American Institute of Building Design. If you would like additional information or a free quote, please fill out our Design Request form and we will contact you.

Builder Services


START-UP

Prior to beginning any project, to insure proper interpretation of the builder’s level of finish and price point, the designer requests the following:


  • Signed Design Agreement and start-up fee (50% of Designer's Fee).

  • An electronic file or blueprint of the final subdivision plat or individual lot survey or any as-built drawings (if applicable).

  • Copy of county building requirements and project specifications.

  • Completion of "Design Questionnaire Form".



FINAL REVIEW AND CHANGES

After Prototype Walk and final plan review, the Builder may submit red-lined drawings and request final plan changes free of charge. Once all final plan changes are complete and submitted, within two weeks, the contract between both the Builder and Designer will be considered complete.
(Any further changes made to these plans will be done at an hourly rate of $100/Hr)


MARKETING COLLATERAL

Every plan will be accompanied by sales material consisting of elevations and floor plans. Sales Material can be designed to fit company letterheads for proper presentation.

CONSTRUCTION DOCUMENTS

A standard set of construction documents consists of the following:


  • 4 Elevations (Front, Rear, Left and Right).

  • Requested foundation plan (Slab, Basement and/or Crawl).

  • Floor Plans (First, Second and, if required, Attic).

  • Roof Plan

  • Electrical Plans (First, Second and, if required, Attic).

  • Interior cabinet details

  • Required Details as needed.


When a contract is for a group of plans, the first set will be submitted to the Builder for “Plan Documentation Review” prior to completion of the remaining sets.

Depending on size of the plan a typical package of construction documents will cost between $2,200-$2,800 per plan


SCHEMATIC DESIGN

As each plan’s initial design concept is complete, an electronic file will be forwarded to the builder. The file will consist of 1st and 2nd floors and elevations on 8½” by 11” sheets. The builder is to review/note any changes. Once complete, the Builder is responsible with submitting changes to the designer.

All new plans are done in ether SoftPlan 2016 or exported to DWG if needed. Modifications of existing plans will be modified in the format of original unless otherwise requested (additional fee required). If preference is not made then project will be done by a system chosen by Residential Productions to best complete the work.We also offer, through subcontractors, structural drawings and mechanical layouts.
